You don't sell to the GSEs — your wholesale lenders do. And both Fannie Mae and Freddie Mac now require those lenders to govern every AI and ML tool that touches a loan. That obligation doesn't stop at the lender. It flows down to the brokers who originate their loans — through attestations, contract clauses, and due-diligence questionnaires. This check tells you, in about three minutes, whether your shop could answer when a lender asks.

What your lenders are already bound by — and will push to you
Because your wholesale lenders sell to the GSEs, they are now required to operate a documented AI governance program. The fastest way for them to prove it is to require evidence from the brokers they buy loans from. Expect to be asked to show:
A written AI use policy with a named owner and an annual review
An inventory of every AI tool you use on their loans, its purpose, and its safeguards
Attestation that borrower data isn't entering unapproved or public AI tools
Reviewed vendor data-handling terms for any AI tool touching loan files
The liability rolls downhill too. Freddie's guide already requires lenders to hold it harmless for AI/ML losses. When a broker's process creates the problem, that exposure doesn't stay with the lender.
This is a readiness self-check, not a legal or compliance determination. It surfaces where a mortgage broker's AI/ML governance is likely exposed to flow-down requirements arising from Fannie Mae Lender Letter LL-2026-04 (effective August 6, 2026) and Freddie Mac Single-Family Seller/Servicer Guide Section 1302.8 / Bulletin 2025-16 (effective March 3, 2026). These rules bind GSE-approved seller/servicers directly; brokers and TPOs are most often reached through contractual flow-down from their wholesale lenders.
